We’re building 1,300 new homes over the next five years
We’re proud to be building up to 1,300 homes across Greater Manchester and Cheshire.
These will be available for social rent, shared ownership and for sale, offering good quality, energy-efficient homes for a wide range of people, such as:

- Over 55s
- Residents with care needs
- Residents choosing to move to a smaller home or rightsizing
- First time buyers
This is part of our Five Year Plan to help tackle the housing crisis, reduce carbon emissions and help our residents save money on bills.

- JV North, a partnership of housing associations across the North West
How is the programme funded?
- By the government through Homes England’s Affordable Homes Programme 2021 – 2026
- From the Greater Manchester Combined Authority’s Brownfield Housing Fund
- Through Southway investing our surplus
- Investing profits from our commercial developer, Southway Plus

A £20 million scheme of 76 one- and two-bedroom affordable homes for social rent and shared ownership.

13 homes in a mixture of family houses and cottage flats.
- Due for completion in Summer 2025
- Built in partnership with Manchester City Council under their Project 500 initiative

Shared ownership schemes
We’re developing a number of homes for shared ownership.
What is shared ownership?
If you can’t afford a full mortgage or deposit, shared ownership is a way to get on the housing ladder by owning a share in your home.
You pay rent on the share you don’t own to a housing association or local authority.

Future plans
Ryebank, Chorlton, South Manchester
Along with Manchester Metropolitan University and private developer Step Places, we’re working to create a new development at Ryebank in Chorlton.
This will be a multi-generational community of 120 homes. Some of the features of this development are:
