As a Southway tenant, you can get home contents insurance through Manchester City Council's Home Contents Insurance Scheme.
This insurance:
- Starts from as little as £2.66 per month
- Covers valuables, furniture and furnishings

We’re responsible for the structure of your home, as well as gas, electricity, plumbing and heating systems. You’re responsible for smaller repairs.
Examples of repairs you’re responsible for:
- Fixing fittings like cookers, fridges or showers which were not installed by Southway
- Fixtures and fittings such as coat hooks, curtains, curtain rails or washing lines
- Hairline cracks in plaster
- Decorating inside your home, including paintwork, wallpaper and floor coverings
- Replacing lost keys
- Telephone points
- TV aerials and sockets, unless they are in communal areas
If you need extra support because you’re older or living with a disability, we’ll consider your individual situation and may help with some of these tasks.
If everyone in your home needs extra support, we’ll carry out the tasks below for you:
- Broken or missing plugs and chains for a basin or sink
- Relighting pilot lights
Sometimes, you may have to pay for repairs. These are called rechargeable repairs. More information can be found in our Responsive Repairs Policy.
This applies when:
- Damage was caused on purpose
- Damage was caused by neglect
We won’t charge you for:
- Fair wear and tear
- Damage caused by a crime, if you’ve reported it to the police
- We’ll always tell you the cost before we carry out the work
- You can set up a payment plan with us if needed
- We’ll only ask for payment upfront if the repair isn’t a health and safety risk and was caused by neglect
If you don’t pay, we may take legal action.
Yes, but only if:
- There is no risk to health and safety
- No further damage will be caused
- You plan to do the work yourself, but you’ll still need to get our permission first
